Buying a home is an exciting but extremely overwhelming process. You have to balance your budget, your family’s needs, the location, your commute, and the attributes of each house. By the time you’ve seen two homes, your mind is swimming with choices and impeding decisions.

1. Is the home in a flood zone? Or is the home susceptible to natural disasters?

As a home buyer, you should familiarize yourself with the natural hazards of the area. For example, if the home is in a flood plain, or where earthquakes are common, you will need extra disaster insurance.

If you aren’t aware of these natural hazards, you probably won’t purchase enough insurance. And, without proper insurance coverage, you’ll be the one to foot the bill for major repairs.

2. Were there any major renovations?

Before you purchase a home, ask for a list of all renovations made. Key renovations include room additions, appliance replacements, insulation removal, roof replacements, and plumbing repairs.

It is vital that you know what parts and systems of the house have been recently updated, so you don’t make unnecessary repairs.

3. How old is the insulation?

Over time, insulation deteriorates, making it less effective at keeping heat out during summer, and keeping heat in during winter. Furthermore, after installation, insulation can shift, resulting in thick and thin areas of batting. When insulation does not cover all areas of the walls and attic equally, the home will have hot and cold spots.

When insulation is old, your HVAC system will have to work harder to cool and heat your home, and correct hot and cold spots – raising your utility bill. If you don’t want to be blindsided about expensive insulation replacement, ask about the home’s insulation.

4. What are the utility costs?

Utility costs reflect more than the price of water, electricity, and gas in a given area. Utility costs of a home reflect the efficiency of the home’s systems. Patchy insulation, an old HVAC system, and poorly maintained plumbing can be detected from a high utility bill.

5. Pest infestations in the attic?

If you’re looking to buy a house, the attic is probably one of the last things on your mind.  However, you should make a point to ask about pest infestations. If the seller indicates there has been an infestation, you will have to replace all of the insulation to prevent the animals from making your home their home.

6. How much and what type of insulation in the attic?

One of the most important questions you can ask when buying a home is how much and what type of insulation is in the attic. Insulation reduces the work of your HVAC unit, keeps allergens out, prevents pest infestation, and supports the structure of your home.

Furthermore, today there are several different types of insulation, each with their own advantages. Each type: spray foam, fiberglass, cellulose, injection foam, and radiant barrier, has different attributes, lifespans, and disadvantages.
